Free valuation

What is your property actually worth?

A free, no-obligation market appraisal at your property, for sales or rental, anywhere in east London, north London or Essex. Appointments within 48 hours — including evenings. Call 020 8226 4690 or use the form below.

How it works

Three steps, no pressure

The whole point of a valuation is that you end up with a number you can trust and a clear idea of what happens next. An inflated figure wins an instruction and then costs you months.

01

You call or send the form

Tell us the address and whether you are thinking of selling, letting, or both. It takes two minutes.

02

We visit the property

Usually within 48 hours, including evenings. We walk round it properly — the figure depends on the condition, the layout and the outlook, not the postcode alone.

03

You get the figure and the plan

A realistic price backed by what has actually sold or let nearby, a marketing plan, and our fees in writing. No tie-in before you have decided.

Questions

Common questions

Not covered here? Ring 020 8226 4690 and ask.

Does a valuation cost anything?

No. Market appraisals for sales and lettings are free and carry no obligation, and you are under no pressure to instruct us afterwards.

Can you give me both a sales and a rental figure?

Yes, in the same visit. A lot of owners are weighing up whether to sell or let, and that decision is easier with both numbers in front of you.

How is this different from an online estimate?

An online estimate reads the land registry and guesses. It does not know that your kitchen was extended, that the flat above has a tenant, or that the street has a parking scheme. We do, because we come and look.

What if I am not ready to sell yet?

That is normal and it is fine. Plenty of the valuations we do are for people a year out, or dealing with probate or a separation. You will get the same figure and the same advice.
